Lincoln divides sharply. Uphill, around the cathedral and Bailgate, the housing is historic, heavily listed and almost entirely within conservation areas. Downhill and out towards Boultham, Ermine and Birchwood you find Victorian brick terraces, interwar semis and large post-war estates, plus a substantial student rental market near the university.

What that means for the installation

Uphill properties are constrained work — solid stone or brick walls, restricted external elevations, and often no practical rear access. Downhill is conventional, and the terraces and semis take a standard split or multi-split without difficulty. The steep hill between the two matters for us mainly in access and delivery terms.

The May 2025 relaxations are real but they stop at the conservation area boundary. For everywhere else, the one-metre standoff from the boundary went, the permitted unit size nearly trebled to 1.5 cubic metres, detached properties can take two units, and cooling-mode air-to-air systems finally count as permitted development rather than needing an application. None of that touches a listed building, which still needs consent in its own right, or an elevation facing a highway in a conservation area. The MCS 020 noise limit at the neighbouring window applies throughout. Downhill Lincoln gains from the boundary change; uphill, the conservation areas and the density of listed property mean consent is still the starting assumption.
