Bradford is built in local sandstone and millstone grit. The inner suburbs hold dense stone terraces and back-to-backs; Manningham, Heaton and Idle contain substantial Victorian villas; and there are large post-war estates on the surrounding higher ground.
What that means for the installation
Two Bradford-specific factors. Gritstone walls are solid and frequently over 450mm thick, which makes core drilling a slower, more careful job needing proper equipment and a clean make-good on both faces. And the steep topography means level differences between the indoor and outdoor unit positions can approach the system's permitted vertical separation, which we check at survey rather than assume.
Planning in Bradford: what changed in 2025
May 2025 removed the condition that used to cause most of the trouble. Until then an outdoor unit had to stand a metre clear of the boundary; now it can sit against the fence. Three other limits eased at the same time — unit size went from 0.6 to 1.5 cubic metres, detached houses were allowed two units instead of one, and air-to-air systems running in cooling mode became eligible at last. What did not change is noise: MCS 020 still sets a limit at the nearest neighbour's window, and neither listed buildings nor highway-facing conservation elevations gained anything. On Bradford's back-to-backs and steep terraces the boundary change is genuinely significant, because there was often nowhere on the plot that satisfied the old one-metre test.
